Our Builder and New Home Sales Specialist will sit with you to discuss your ideal floor plan and finishes. Our team will ask the right questions to find out what is important to you and your family. When it comes to building everyone tends to “think big” and add spaces they may never use. Since your home value is based on square footage, our goal is to work with you to utilize it wisely. For example, perhaps you can forego the square footage from adding extra closets by utilizing the storage under the staircase. under the stairs is a great place for storage. Maybe a built-in bench area will work just as well as a separate mudroom. There are many ways to value engineer your custom home while providing everything you need.

Another aspect we will look at together is the placement of the rooms. We want to be sure rooms meant for relaxing are placed in the quiet parts of the home and homesite. Although having your laundry area close to the master is a plus, you don’t want your master bedroom too close next to the washer and dryer while you are trying to sleep. If you love to entertain, you will want to be sure your layout has the kitchen near a doorway close to your outdoor entertaining area.

Window placement is as important as room placement. You want to be sure there is enough light in the room as well as ensure that the windows are in the right spot for furniture placement. Also, let’s fit the home to your needs. If you aren’t planning on buying exercise equipment and using it, why add a home gym? Not a movie buff, perhaps a home theatre isn’t the best use of your budget.
